Why SAS rather than property theory alone? The education is informed by current supported accommodation operating experience, around 30 years in property and over 20 years with HMOs. See operating decisions behind SAS training and inspect the evidence. You receive the written contract and final deliverables schedule before deciding whether to pay; training does not guarantee Housing Benefit approval, referrals or profits.

One package · Three connected stages

Three clear stages. One purpose-led business journey.

You do not need to be a supported accommodation specialist to start learning. We translate structures, Housing Benefit, referrals, safeguarding and housing management into a progressive learning pathway, with practical documents and ongoing educational support. The goal is to help aspiring social entrepreneurs make informed decisions and prepare a real housing-and-support service — not to suggest that vulnerable residents’ needs or compliance duties are simple.

Step 01 · Understand & assess

Learn what you’re taking on

Use the free guide and £47 Readiness Workbook to identify gaps, then work through the 16-module £597 Provider Training Manual. Understand the operating model, safeguarding, Housing Benefit, housing management and financial risks before making commitments.

Step 02 · Prepare & implement

Build the operating framework

Work through the £1,497 Launch Accelerator’s 12 implementation stages, supported by 35 named operational resources covering governance, property checks, referrals, support plans, EHM records and launch-readiness controls. Adapt the documents to your actual scheme.

Step 03 · Continue learning

12 months of member support

Receive two answered educational email questions per month, monthly group clinics, regulatory briefings, quarterly learning resources and 25% off eligible separately priced documentation. The founding membership does not automatically renew.

£999 total, no VAT added. Four self-paced PDF learning resources, the supporting operational document library and one year of membership. See the exact included document inventory or register your interest free, without paying today. The premium Excel rent-setting calculator remains separate; see the optional £499 founding-buyer upgrade.

Optional November founding-buyer add-on · Not included in £999

Add the Excel rent-setting toolkit for £499

Customers who complete a qualifying November £999 founding package purchase can request the SAS Rent-Setting Calculator & Housing Benefit Evidence Toolkit for an additional £499 one-off while the November introductory upgrade remains available. Its proposed standalone price is £995 (not a claim that the toolkit has previously sold at £995).

Self-service Microsoft Excel toolkit

What it helps you prepare

Enter your actual scheme costs and evidence-backed assumptions; organise accommodation-related expenditure and relevant housing-management inputs separately from personal support; calculate indicative room-by-room weekly rent schedules and identify supporting documents to review before any local authority submission.

Separate purchase · Separate decision

Pricing and eligibility

£999 training and membership package + £499 optional Excel toolkit = £1,498 total if both are purchased at the advertised prices. A completed qualifying founding-package purchase is required; merely registering interest does not qualify or reserve the upgrade. The £47 workbook credit applies only to the founding package, not to this add-on.

Important limits: The calculator is a do-it-yourself modelling and documentation aid, not bespoke professional rent-setting, a solicitor’s assessment or Housing Benefit representation. It cannot determine which costs a local authority will accept or guarantee eligible rent, exempt accommodation status, a benefit award or any council approval. Care, support and supervision costs must not be treated as Housing Benefit-eligible rent. Your inputs, evidence and scheme-specific legal requirements remain your responsibility.

How to request it: Tick your interest in the enquiry form. SAS will itemise the upgrade separately in the written offer, confirm the version, final scope, total charge, delivery and relevant cancellation terms, and seek your separate express acceptance before payment. One introductory-priced toolkit per qualifying founding-package purchase; subject to availability and not combinable with a second discount on the toolkit. No obligation to add it.

See the practical value before deciding

What would you actually do with the Business in a Box?

Follow a complete, fictional four-bedroom landlord example through all 12 Launch Accelerator stages: demand, governance, property and safety checks, funding, referrals, individual support planning, separate housing-management records and a genuine launch go/no-go decision.

This is more than a contents list. Inspect four abbreviated filled-in examples, an illustrative cashflow stress test, realistic stopping points and the operational documents Alex would use at each stage. No actual resident details or private scheme records are disclosed.

See the full Business in a Box landlord walkthrough →

The example is educational and fictional. It illustrates the method, not a guaranteed Housing Benefit outcome, an approved scheme or a customer testimonial.

Understand what you are taking on before spending more

Training + practical systems + 12 months of support to learn the costs.

The £999 package covers education and preparation, not the cost of opening or running a scheme. SAS helps aspiring providers understand what they need to investigate, document and budget for before committing substantial capital.

Learn

Identify the cost categories

Use the Provider Training and Readiness Workbook to understand questions around property preparation, staff and real resident support, insurance, professional advice, funding gaps and working capital.

Prepare

Organise your decisions

Use the Launch Accelerator’s implementation framework and operating resources to identify what needs checking and where a scheme-specific budget, permission or specialist adviser is needed.

Keep learning

Ask SAS as you progress

The included 12-month membership provides two answered general educational email questions per month, group learning clinics, regulatory briefings and learning resources.

What is not included: property purchases or works, staffing and support-service funding, insurance premiums, operating reserves, individual legal or financial advice, bespoke cost reviews or a completed provider launch. Membership explains general principles; it does not provide personal project feasibility certification or guarantee funding. The premium Excel rent-setting calculator is a separate product.

If you start with the self-paced £47 Readiness Workbook and subsequently buy an available November £999 founding package, SAS will credit your verified workbook payment (up to £47) against the amount still payable for the package. You do not pay again for the same workbook component.

Credit conditions: One verified SAS Readiness Workbook order per purchaser; credit is limited to the actual amount paid (maximum £47), must not have been refunded or charged back and can only be used against a subsequently accepted and completed November £999 founding purchase while places remain. Credit is applied manually to the written offer before payment, not automatically at the £47 checkout. It is not transferable, cash-redeemable or combinable with other discounts on the £999 package. A workbook purchase or free enquiry does not reserve one of the first ten founding packages. Your statutory rights are unchanged. Read the full credit conditions →

Understand the opportunity — and the responsibilities

Could a five-room supported accommodation scheme show over £100,000 in annual gross rent?

The arithmetic can be compelling. The operational and Housing Benefit rules behind a proposed rent are just as important.

£52,000£200 per resident / weekFive residents · annual scheduled gross rent
£78,000£300 per resident / weekFive residents · annual scheduled gross rent
£104,000£400 per resident / weekFive residents · annual scheduled gross rent

What sits behind those figures? Real accommodation costs, an appropriate provider structure, genuine resident support funded separately, lawful arrangements, evidence, eligibility, voids and ongoing housing management. A larger gross rent figure is not automatically a larger profit.

Important: These are hypothetical multiplication examples at full occupancy (five residents × weekly charge × 52), not typical or approved rent levels, expected collections, Housing Benefit awards, investment returns or illustrations of actual SAS schemes. A local authority assesses eligible Housing Benefit in each case. Care, support and supervision costs must not be included in Housing Benefit-eligible rent. Property owners and accommodation operators should distinguish their actual contractual income from hypothetical resident rent totals.

Who it’s for

For everyday landlords who want to build a business with social purpose.

Designed for everyday landlords, new property entrepreneurs, HMO owners and those with housing or support experience who are considering becoming direct supported accommodation operators. You do not need to own an HMO or have prior supported accommodation expertise to begin studying, but you will need suitable resources, effective support arrangements and a compliant operating model before providing accommodation.

Understand the model

Discover the service responsibilities behind the rent and why resident welfare must come first.

Prepare responsibly

Examine property viability, company arrangements, referrals, support delivery and genuine expenditure.

Know the risks

Understand the consequences of unsuitable referrals, contractual commitments, voids and benefit decision delays.

The principal £597 and £1,497 course materials currently focus on England and Wales. Other UK nations have distinct legal frameworks and require further jurisdiction-specific consideration. If you intend only to lease to an existing provider or supply temporary accommodation, see SAS’s alternative landlord routes.

What is included versus what is separate: The £999 package comprises (1) the Supported Accommodation Starter Guide PDF, (2) the £47 Readiness Workshop PDF workbook, (3) the £597 Provider Training Manual PDF, (4) the £1,497 Launch Accelerator implementation course PDF and its supporting operational document library listed above, and (5) 12 months of the SAS Provider Support Membership.

The separate premium Excel rent-setting calculator/Housing Benefit modelling toolkit is not included. Individually commissioned document customisation, legal drafting, individual benefit representation and private one-to-one mentoring are also separate services.

The names above identify the customer-facing resources and operating subjects. Relevant forms and schedules require adaptation and professional approval for the actual company, property and jurisdiction; they are not pre-approved by a council, regulator or solicitor. Document versions and delivery format are specified with the download pack. The same document may appear in more than one functional pack.

Worked examples include provider readiness, resident suitability, support versus housing management, a hypothetical five-room financial stress test, a record-keeping workflow and a launch go/no-go check.

Evaluate SAS before paying

Why trust SAS with a £999 education purchase?

Supported Accommodation Systems is a newer training brand built on long-standing property and hands-on housing experience. Its training is informed by founders with around 30 years in UK property, more than 20 years in HMOs and direct, current experience of supported accommodation operations. That matters because operating a real accommodation-and-support service involves decisions beyond acquiring a property.

Judge the educational value for yourself: inspect genuine training extracts, follow the example workflow, check the named deliverables and read the membership boundaries and buyer terms. The examples are clearly labelled where anonymised or fictionalised.

01 · Practical experience

Informed by day-to-day operating realities

The SAS approach draws on property management, referrals, resident needs and support planning, enhanced housing management records, safeguarding considerations and Housing Benefit evidence. It is designed for everyday landlords, not presented as a guaranteed income system.

02 · Inspect actual teaching

Look at pages from the products

Review the Provider Training syllabus, a lesson sample, the Launch Accelerator stage map and a sample of its evidence-organising approach before deciding. These are excerpts of the educational materials, not substitutes for the full paid resources.

Twelve months after purchase

Know what your ongoing educational membership will actually provide

The £999 founding package includes 12 months of SAS Provider Support Membership: two focused private educational email questions per membership month (up to 24 across the year), a monthly 60-minute group Provider Clinic, monthly Housing Benefit and regulatory briefings, an educational resource library, quarterly learning materials and deep dives, and 25% off eligible standalone documentation while membership is active.

Here is an illustrative month, not a record of clinics or responses already delivered:

Ask SAS Direct

Two focused questions

For example: “Which cost categories should a new provider investigate?” and “How do support records differ from property-management records?” These receive general educational explanations, not individual project budgets or case decisions. The published target is five UK working days for a sufficiently clear question.

Monthly Provider Clinic

60-minute group learning

For example: an anonymised session on identifying launch-readiness gaps and maintaining operational records, with time for selected general questions. Actual monthly topics and dates are confirmed through the member service.

Briefings and resources

Stay informed as you prepare

A monthly summary of relevant Housing Benefit and regulatory developments, access to the defined learning library and quarterly additions to help you keep your understanding current.

Clear membership boundary: This is educational support, not unlimited access to a consultant, one-to-one mentoring, legal representation, individual property inspections, document audits, bespoke cost modelling or an emergency safeguarding response. Those services and any actual property, staffing, insurance or support costs are separate.

No automatic renewal: Membership included with the £999 package ends after 12 months unless you choose a separate subscription later. See the complete membership schedule and boundaries →

Before you commit

Questions a careful buyer should ask

Do I need a large HMO or an existing property?

No. The training is about becoming an operator. Suitable self-contained flats and smaller house shares may also be relevant. Actual suitability depends on the proposed residents, property permissions, the operating model, services and local requirements.

Is the training suitable outside England and Wales?

The full course material has an England and Wales focus. Scotland and Northern Ireland have materially different frameworks; the courses must not be treated as complete legal instruction for those jurisdictions.

Am I receiving PDF materials or personal coaching?

The £999 founding package provides self-paced downloadable PDF resources and 12 months of the separately described group-learning membership benefits. It does not include one-to-one mentoring, individual document review or a done-for-you business launch.

Are operational documents included in the Launch Accelerator?

Yes. Yes. See the complete named document inventory covering governance, property, referral, assessments, support, housing management, Housing Benefit evidence and launch controls. The separate premium Excel rent-setting calculator is excluded.

Are Housing Benefit payments or an exempt accommodation classification guaranteed?

No. The council determines claims and eligible amounts under the relevant law and facts. Provider type, genuine care/support/supervision, lawful arrangements, evidence and the distinction between housing costs and support costs all matter.

Does it cost anything to register interest?

No. Registering interest is free, does not commit you to buy, does not reserve a purchase allocation, and does not authorise a payment. The written contract and final offer schedule are sent for your consideration before you agree to purchase.

Is the price £999 in total, including tax?

£999 is the total package price, with no additional VAT added. If you already purchased the £47 workbook from SAS, a verified qualifying payment of up to £47 is credited against this amount in your written offer. For a full £47 qualifying payment, £952 remains to pay (total outlay £999). The included membership has no automatic renewal; optional separate products are excluded.

How do I pay and when will the downloads arrive?

There is no checkout or payment at the enquiry stage. SAS first emails a full contract and offer schedule, including the final inventory, payment details and your statutory cancellation information. If you choose to accept that agreement, SAS sends the agreed secure payment instructions. After cleared payment, the electronic course materials and operational document library will normally be supplied through an email with secure download/access instructions within two UK working days, unless you elect to wait until the end of an applicable cancellation period or a different delivery date is agreed in your contract. Your 12-month membership starts on the activation date confirmed to you.

Can I cancel or receive a refund?

You can withdraw an enquiry or decline the offered contract at no cost. For customers purchasing as consumers at a distance, a statutory 14-day cancellation right generally applies from entering the contract, subject to the special rules for downloaded digital content and services. If you expressly consent to early supply and acknowledge the resulting loss of cancellation rights, the right to cancel the digital-content element may be lost once supply begins. The 12-month membership/service element may have separate cancellation consequences, including proportionate payment for services expressly requested during the cancellation period. Faulty or misdescribed digital products retain applicable statutory remedies. The contract supplied before acceptance explains the applicable terms and how to request cancellation or a refund. See the full enquiry, delivery and refund information below →

What happens after my first 12 months of membership?

Access to the founding membership ends after the agreed 12 months, unless you separately choose to subscribe under new, disclosed terms. The £999 founding purchase does not automatically become a recurring £79 payment.

Clear terms before any payment

How the £999 offer works — from enquiry to delivery

Step 1 · Free enquiry

Register interest at no cost

Submit the enquiry form. No payment, contract acceptance or commitment is required. Registering does not reserve one of the limited purchase allocations.

Step 2 · Written offer

Receive the contract before agreeing

SAS will email the proposed purchase contract and final offer schedule, detailing the included PDFs and operational documents, 12-month membership, total price, delivery and statutory cancellation/refund information. You can review them and decide whether to proceed.

Step 3 · Acceptance and payment

Only pay if you accept

If you choose to accept the written contract, SAS will provide the agreed secure payment instructions. Total price: £999. No VAT is added. This is a single payment, not instalments or an automatically renewing subscription.

Step 4 · Digital delivery

Receive the training and member access

After cleared payment, SAS will normally email a secure digital download/access link within two UK working days, subject to your cancellation-period delivery choice or an alternative date specified in the accepted contract. The 12-month membership begins on its confirmed activation date.

Refund and cancellation position: There is nothing to refund at the enquiry stage because nothing is charged. For an eligible consumer distance purchase, the usual cancellation period is 14 days from the contract date. Digital downloads supplied during that period require separate, express permission and an acknowledgement that the statutory cancellation right for that digital content can be lost once supply begins. If the membership service starts at your express request during the cancellation period, statutory rules may permit a proportionate charge for the service supplied if you subsequently cancel. Rights for faulty, missing or misdescribed content and any other statutory remedies are preserved. Business purchasers may have different rights; the written contract will set out the relevant position.

How to ask about cancellation or delivery: Email support@SupportedAccommodationSystems.com quoting your agreement or order details. Where a refund is legally due, it will be processed in the statutory timeframe using the original payment method unless otherwise agreed. See the Terms & Disclaimer.

Submitting the form does not itself form a sale or initiate delivery. No course documents will be released and no membership time begins merely because you enquired. Any final contract will identify the legal supplier, agree the delivery and membership start dates, and provide cancellation instructions and confirmations on a durable medium.
