Supported Accommodation Providers: Register Property Requirements with SAS

Looking for a house, HMO or other accommodation for an existing supported accommodation or temporary accommodation service? Sourcing the right building is often harder than finding one advertised to let. The location, room configuration, permitted use, safety requirements, landlord expectations and commercial terms all need to fit your operating model.

Supported Accommodation Systems (SAS) Property Match lets accommodation providers and organisations register their property requirements so that potential introductions to landlords can be explored. Initial registration is free and there is no obligation to take a property.

Before you submit your brief, see our guide to finding properties for supported accommodation and supported living providers. It explains how SAS reviews requirements, which property and lease details are useful, and why matching and subsequent agreements are not guaranteed.

Who can register?

Enquiries are welcome from established supported accommodation organisations, supported living operators, specialist housing providers, charities, housing associations and temporary accommodation operators. Organisations preparing to launch can also explain their requirements, although actual matching depends on operating readiness and appropriate checks.

What information should providers supply?

  • Area: towns, local authority areas and practical geographical limits.
  • Accommodation: houses, HMOs, self-contained homes, flats, or multiple units; minimum bedrooms or accessibility features.
  • Commercial arrangement: preferred lease, management agreement or nightly accommodation arrangement, with available budget and required term.
  • Timing: when you would need the accommodation and any essential property adaptations.
  • Operating context: intended use and whether established referral or commissioning arrangements are in place.

Provide organisational accommodation requirements only. Do not include identifying details or sensitive information about individual residents or service users.

How does Property Match work?

1. Register. Complete the I Need a Property form with your real requirements. 2. Review. SAS considers the practical fit between enquiries and may request clarification. 3. Explore. Where there may be a suitable match, an introduction can be discussed with both sides’ consent.

Registration does not guarantee that a suitable property is held, a match will be found, an introduction will be made, or an agreement will follow. Any chargeable introduction or advisory work would be subject to separately agreed written terms before a fee is payable.

A property match is not the same as an approved scheme

Providers and landlords must still check planning and licensing, fire and other safety requirements, insurance, suitability for residents, contractual responsibilities, funding and rent assumptions, and the operator’s legal and regulatory obligations. A property cannot be treated as appropriate for supported accommodation or temporary accommodation solely because it is advertised or introduced for that purpose.
