Finding Suitable Properties Is Holding Your Accommodation Business Back. Here’s a Better Way.

You have the expertise. You have the experience. You know how to deliver accommodation and support. But there’s one problem: finding the right properties.

SAS Property Match: Need Suitable Properties? A smarter route for accommodation providers, with the SAS website in the footer.

For supported accommodation, supported living and temporary accommodation providers, securing suitable properties can be one of the most frustrating obstacles to growing a sustainable service.

You find a property in the right area, only to discover that the landlord won’t consider a company lease. You spend weeks discussing an HMO, only to find its layout, licensing or proposed use doesn’t meet your requirements. Another landlord wants unrealistic rent. Another property requires extensive refurbishment. And another opportunity disappears before you can complete your enquiries.

Sound familiar?

Every Week Spent Searching Is a Week Your Business Isn’t Moving Forward

Finding accommodation isn’t simply about locating an empty house. The property needs to work commercially and operationally — and, most importantly, for the people who will live there.

That means considering:

  • Location: Is it within your operating area and accessible to essential services?
  • Suitability: Does the size, layout and accommodation type meet the needs of your service?
  • Financial viability: Will the rent and running costs support a sustainable operating model?
  • Lease terms: Will the landlord consider the arrangement your organisation needs?
  • Compliance: Are planning, licensing, safety and other requirements compatible with the proposed use?
  • Availability: Can the property be secured when your organisation needs it?

When a promising property falls through, you can be back to square one. The frustration goes beyond wasted viewings and unanswered emails. Expansion plans remain on hold. Potential referrals may be harder to accommodate. Resources are tied up in the search rather than in service delivery.

What If You Could Spend Less Time Searching and More Time Delivering Your Service?

That is the problem Supported Accommodation Systems (SAS) Property Match is designed to help solve.

SAS is developing a UK-wide property introduction service connecting landlords with accommodation to offer and organisations actively seeking suitable properties.

We’re already receiving enquiries from landlords offering properties in different parts of the UK. Now we want to understand the requirements of providers who may need them.

Whether you need an HMO for a new supported accommodation scheme, additional houses to expand an existing operation, self-contained accommodation for move-on housing or properties for temporary accommodation placements, tell SAS what you are looking for.

Before you approach another landlord, it helps to understand how SAS Property Match connects landlords and accommodation providers. If you need a step-by-step explanation of what to submit, see our guide to registering provider property requirements. Organisations exploring emergency or short-term housing can also review our temporary accommodation services, while our About SAS page explains the experience behind the service.

Introducing SAS Property Match — For Accommodation Providers

Tell us what you need. We’ll explore whether suitable landlord opportunities exist.

Registration asks about your organisation’s requirements:

  • Operating areas: towns, cities and local authority areas.
  • Property types: HMOs, houses, flats, blocks or multiple units.
  • Bedrooms and units: the number and configuration you need.
  • Commercial arrangements: lease terms, management agreements or nightly accommodation arrangements.
  • Budget: your affordable monthly rent or nightly costs.
  • Timescale: whether you need accommodation now or are planning future expansion.
  • Special requirements: accessibility, facilities, layout and other operational considerations.

Where a potentially compatible landlord enquiry exists, SAS can review the initial requirements and explore whether an introduction is appropriate. Every opportunity remains subject to suitability checks, the landlord’s agreement, relevant due diligence and separately agreed terms.

Need properties in a specific area? Visit our dedicated accommodation-provider property sourcing page for a quick explanation of what to submit, suitable property types, terms and free registration. It leads directly to the existing provider requirements form.

Who Can Register?

Property Match is intended for established and developing accommodation organisations, including:

  • Supported accommodation and supported exempt accommodation providers.
  • Supported living organisations.
  • Temporary and emergency accommodation providers.
  • Housing associations, charities and voluntary-sector organisations.
  • Move-on accommodation providers.
  • Local authorities and accommodation commissioning teams.

Supported accommodation, supported living and temporary accommodation operate under different service, regulatory and funding arrangements. A property appropriate for one use is not automatically suitable for another.

Why Register Your Requirements?

You don’t need another unsuitable viewing. You need the opportunity to find property that works for your organisation.

By registering, you help SAS understand the geography, building type, budget and contractual terms that could work for you. We can then consider those requirements against relevant landlord enquiries, rather than asking you to respond to properties without knowing whether they are suitable.

SAS does not promise to source any particular property or remove your responsibility for property, planning, licensing, safety, funding and legal checks.

Registration Is Completely Free

There is no charge to register your organisation’s property requirements, and registration creates no payment obligation. If SAS proposes a chargeable introduction or advisory service, the price, responsibility for payment and applicable terms will be set out separately in writing for agreement before the service starts.

A registration does not guarantee a match, viewing, introduction, lease, Housing Benefit outcome or placement.

Frequently Asked Questions About Finding Properties for Accommodation Providers

Where can I find properties to lease for supported accommodation?

You can search for commercial property opportunities, contact landlords directly and register your requirements with SAS Property Match for accommodation providers. Tell SAS the locations, property types, bedroom numbers, lease terms and budget you need so potential landlord enquiries can be considered against your requirements. No match is guaranteed.

Can supported living providers find suitable landlords through SAS?

Yes. Supported living organisations can register their accommodation requirements. Any potential introduction depends on whether the property, intended service model, legal and regulatory arrangements, and commercial terms are compatible. Supported living and supported housing are not interchangeable, so suitability needs to be assessed for the specific service.

Can supported accommodation providers lease HMOs on long-term agreements?

A long-term lease may be possible if the landlord and provider agree appropriate terms, but the intended use must first be compatible with planning, property licensing, fire safety, insurance and other requirements. For licensing checks in England and Wales, see the official GOV.UK HMO licensing guidance and Welsh Government HMO guidance. Rules differ across UK nations and local authorities. Independent legal and regulatory advice may be needed.

Does SAS accept temporary accommodation property requirements across the UK?

Yes. SAS welcomes enquiries from providers looking for temporary or emergency accommodation in different parts of the UK. The service considers suitable property enquiries and possible introductions; it does not guarantee availability, placement contracts or financial returns.

Is it free to register my organisation’s property requirements?

Yes. Registering your accommodation requirements with SAS is free and does not oblige you to take a property. Any chargeable introduction or advisory arrangement would require separately agreed written terms before a fee becomes payable.

Stop Searching Blindly. Tell SAS What Your Organisation Needs.

Your next property opportunity may not be advertised through the usual channels. It could come from a landlord who has already approached SAS seeking an accommodation provider.

If your organisation needs additional properties, make sure SAS knows what you’re looking for.
