Don't Just Find a Provider. Learn How to Become One.
Most supported accommodation education focuses on helping landlords lease property to an existing provider. Supported Accommodation Systems goes further. We help landlords understand how they can move from PRS property owner to supported accommodation provider by learning the systems, responsibilities, compliance, housing management and operational structure behind the service.
Supported accommodation ≠ exempt accommodation.
Exempt accommodation is a Housing Benefit classification. It is not a property type or a guarantee that a rent level will be accepted.
Three routes
Which route fits what you want to build?
Each route has different responsibilities, risks and service requirements.

Understand local demand, procurement, property readiness, commercial responsibilities and the steps towards becoming a temporary accommodation provider.
Explore the due diligence, provider checks and lease responsibilities involved when you supply a property without operating the support service yourself.
Supported Accommodation Systems draws on 30 years of UK property experience, including more than 20 years operating HMOs and direct experience running supported accommodation. Our founders have helped PRS landlords explore becoming providers for the past two years, from company establishment and Housing Benefit arrangements to operational systems, compliance and First-tier Tribunal preparation.

Do I need to become a supported accommodation provider?
No. That is Route 1. You may instead pursue direct temporary accommodation opportunities where procurement allows, or lease to an established provider.
Does owning an HMO mean it can become exempt accommodation?
No. The classification depends on the legal and service arrangements and whether the relevant statutory conditions are met.
Should I find the property first?
Establish the route, demand and operating requirements first, then test a property against them.
Can SAS guarantee a council contract or exempt rent level?
No. Procurement, Housing Benefit and provider decisions sit with the relevant organisations.
